Inheritance tax and the probate valuation
The value declared for probate and the price you sell for can differ. A sale below the probate value can sometimes reduce the tax due, and a sale above it can create a capital gains liability. We are not tax advisers, but we will flag it and your solicitor or accountant can advise.
You can accept an offer before the grant
Executors cannot complete a sale until the grant is issued, but they can agree a sale and instruct solicitors. Doing the legal work while you wait means completion can follow quickly once the grant arrives.
