    A survey report, a specialist's quote or just your own description. Nothing you tell us puts you off a sale; it lets us price it properly the first time.

    One visit, with the right eyes

    For structural issues, non standard construction or knotweed we bring a specialist to the visit, so the offer is based on the actual cost of the fix rather than a guess.

  3. 03

    A written offer the next working day

    A firm price with the completion date you choose. We say in the letter what we have allowed for, so you can see the offer is fair.

  4. 04

    No last minute price drop

    This is where problem property sales usually go wrong with other buyers. Our price is our price. If the survey confirms what we already knew, nothing changes.

What you will need

  • Any survey, structural report or specialist quote you already have
  • For a leasehold flat: the lease, the ground rent and service charge details, and any cladding or fire safety (EWS1) paperwork
  • For non standard construction: the construction type if you know it, and any repair certificates
  • Photo ID and proof of address

The things worth knowing before you decide.

  • Short leases

    Once a lease drops below about 80 years it gets expensive to extend and harder to mortgage, and every year makes it worse. We buy short lease flats and deal with the extension ourselves after completion.

  • Non standard construction

    Airey, Cornish, Wimpey no fines, prefabs, steel frame and timber frame homes are common across Norfolk, Suffolk and Cambridgeshire, and many lenders will not touch them. We can, because we are not relying on a mortgage.

  • Japanese knotweed

    A management plan with an insurance backed guarantee makes a property mortgageable again, but it takes years. We buy with knotweed in place and arrange the treatment ourselves.
