Selling a tenanted property
Landlords are leaving the market for all sorts of reasons: tax changes, tighter rules, a mortgage that has reset, or simply having had enough. Selling with an agent usually means serving notice, waiting out the tenancy, redecorating and then paying a fee. We buy the property as it is, with the tenants staying put.
That is better for you, because there is no empty period with no rent coming in, and better for your tenants, who keep their home and simply pay rent to a new landlord from completion.

Tell us about the tenancy
Rent, how long the tenants have been there, the type of agreement and whether the deposit is protected. We do not need to speak to your tenants at this stage and we will not turn up unannounced.

One visit, arranged around your tenants
If we need to see the property we arrange it through you, with the notice your tenants are entitled to. Often the paperwork and photographs are enough.

A written offer the next working day
We price the property as a tenanted investment, in writing, with a completion date, and the letter shows what we allowed for. No notice to serve and no months without rent while it is marketed.
- 04
We take over as landlord on completion
The tenancy, the deposit and the rent transfer to us. We write to the tenants ourselves, so the change is handled properly and you are not chasing anyone afterwards.
What you will need
- The current tenancy agreement and any renewals
- The deposit protection certificate and prescribed information
- Rent schedule and any arrears history
- Gas safety certificate, electrical (EICR) report and EPC
- Right to rent checks and the How to Rent guide given to tenants
- Licence details if the property is an HMO or in a selective licensing area

Arrears do not stop a sale
If the rent is behind or the tenants are difficult, tell us. We have bought with arrears, with disputes and with tenants who have stopped responding. It affects the price, not whether we buy.
Portfolios and HMOs
We buy single lets, HMOs and small portfolios, including mixed use and properties in licensing areas. If you have several, one offer letter covers them all with one completion date, or staggered dates if that suits your tax planning.
