Downsizing or moving into care

A move later in life is usually about timing. A retirement flat comes up and needs an answer, a care home has a room from a certain date, or a family simply wants a parent settled before winter. The open market cannot promise a date; we can.

We agree the price in writing, fix the completion around the move rather than the other way round, and take the house as it is. Family members are welcome at every stage, and we will not ask anyone to decide anything on the phone.

How we handle it

What happens, step by step.

    A conversation, at your pace

    By phone, or in person at the property with a family member present if you would like. We explain how we buy, what we pay and what happens next, and we put it all in writing.

  2. 02

    A written offer the next working day

    A firm price and a completion date chosen around the move. If a retirement property or care placement is not confirmed yet, we hold the offer open.

  3. 03

    Take your time to decide

    There is a 7 day cooling off period after you accept, and you can walk away at no cost at any point before exchange. Use our partner solicitor and we pay your legal fees. They act for you, not us.

  4. 04

    Leave what you do not want to take

    Downsizing means there is never room for everything. Take what you love and leave the rest; we clear the house after completion without charging for it.

  • Photo ID and proof of address
  • Details of any equity release or lifetime mortgage on the property
  • If someone holds power of attorney, the registered lasting power of attorney document

Do not worry if you cannot find everything. Tell us what you have and we will work out the rest with your solicitor.

The things worth knowing before you decide.

  • Care fees and the value of the home

    If the sale is to fund care, the local authority's financial assessment will look at the proceeds. Independent advice from a specialist care fees adviser or Age UK before you sell can make a real difference to how long the money lasts.

  • Power of attorney

    If you are selling on behalf of a parent under a lasting power of attorney, the sale must be in their best interests and the attorney signs the paperwork. We work with attorneys regularly and our solicitor knows exactly what is needed.

  • Equity release

    A lifetime mortgage is repaid from the sale like any other mortgage. Ask the provider for a redemption figure early; some have early repayment charges that reduce as the years go on.
